Additionally, it works closely with local authorities and stakeholders to ensure that the developmental plan is aligned with the community’s needs.

It is also responsible for the safety of the buildings and structures, inspecting the safety, approving the building plans, and issuing the certificates. Regulations of land usage with in-state guidelines and ensuring basic infrastructure requirements.

However, it’s essential to note that it doesn’t exist uniformly in every state. Instead, each state typically has its own town and country planning department.

Regulations of HMDA & DTCP

In Telangana India, the real estate developers must ensure that every project complies with the rules set by HMDA and DTC, depending on their locations. Failure may lead to fines and penalties.

Cost Deliberation

Another important factor to consider while choosing an HMDA or DTCP-approved property is cost. HMDA properties are usually more expensive than DTCP.

It is common for HMDA properties to be located in prime locations with high demand, while DTCP-approved properties may be located in still-developing areas with limited infrastructure and amenities.

Regulations & Requirements

HMDA properties are subjected to strict rules, regulations, and requirements such as larger minimum-size plots wider roads, and improved infrastructure which will increase the construction cost and longer development times.

DTCP-approved properties on the other hand have less rules, regulations, and requirements making them more affordable.

Infrastructure & Amenities

Infrastructure and amenities are the other factors. HMDA-approved properties are typically located in areas that have a high level of development, good road networks, public transport, shopping centers, and other amenities.

Eventually choosing HMDA and DTCP-approved properties will depend on your individual choice. If you are looking for properties in prime locations with all the necessary infrastructure and amenities, HMDA-approved properties are the best option for you.

And if you are looking for affordable property in a developing area, DTCP-approved properties are the best option.
